Fireplace remodel cost: What moves the number

We don't publish prices, because two remodels that sound alike can involve very different work once the chimney is inspected. What we can do is explain what drives the cost and give you a free estimate based on your actual fireplace.

Factors that shape a fireplace remodel estimate
FactorWhy it matters
Fireplace typeMasonry and factory-built units are remodeled in very different ways.
Fuel changeGoing to gas may require a new gas line as well as the appliance.
LinerMost inserts need a properly sized liner run up the chimney.
Hidden conditionCracked flue tiles, eroded mortar or a failing firebox must be fixed first.
ScopeA door upgrade and a full unit replacement are very different projects.

Inspection before design

Finding a cracked flue after the new surround is built is the costliest way to learn about it. Our guide to common chimney issues shows what tends to surface during a pre-remodel inspection.

If you're starting from a blank wall rather than an existing fireplace, the custom fireplace service page is a better starting point.

What the visit covers

Cracks in the firebox let heat reach the framing behind it. Worn gaskets and glass on inserts and gas units waste heat and can leak exhaust.

A blocked or damaged flue can push carbon monoxide into the home. If an alarm sounds or anyone feels dizzy or sick near the fireplace, get everyone outside and call 911.

FAQ

Fireplace Remodel: common questions

Straight answers. If yours isn’t here, send it with an estimate request and we’ll answer it directly.

How much does a fireplace remodel cost in 2026?

There isn't one honest number. Cost depends on whether you have a masonry or factory-built fireplace, whether you're changing fuel, whether a liner or gas line is needed, and what the inspection finds. We don't publish price ranges, but our estimates are free and based on your actual fireplace.

How do you remodel a fireplace?

Start with an inspection of the chimney and firebox. Next, decide how you want to use the fireplace, since that settles the appliance and fuel. Then make any structural or venting repairs, install the insert, logs, doors or new unit, and finish with the surround. Doing it in that order avoids tearing out new finishes later.

Do I need a chimney inspection before a fireplace remodel?

We strongly recommend one. A remodel often adds an insert, gas or tighter doors, and each depends on a sound flue and firebox. A Chimney & Fireplace Inspection, with a camera when needed, shows what you're working with before you commit to a design.

Can I use my fireplace with a cracked firebox?

Not until it's been looked at: some cracks are only on the surface, others let heat reach the structure. Gaps, loose brick or missing mortar mean no fires until it's repaired.
